Based on research, we’ve found there are many more commercial janitorial service firms in Texas than originally thought. From looking a variety of sources, including search engine results and state comptroller records, we estimate there to be approximately 5,000 commercial janitorial services companies in Texas. Of those, a whopping 3,000 do business within the Houston janitorial services market.

What does all this mean for commercial office building managers?

First of all, it means you better watch out who you contract with since there’s so many hungry mom-and-pop companies parading like they are legitimate . Secondly, it means you will be getting some crazy low prices. The results of getting inexperienced contractors with too-low prices is always the exact same thing. Contract default. You get what you pay for – always.

What does this mean for purchasing agents?

If a purchasing agent deals with a a defaulting commercial cleaning contractor, they should not ever expect to get the a credible contrator for the same cost. Don’t you think that if you were a profitable client, the original contractor would have done their job? Why would they lose a profitable client who had the same service expectations as them?

What does this mean for janitorial services companies?

You should never, ever match or beat prices. The little guys do this and that’s why they are little. This not only hurts your firm’s perceived value, but it hurts the industry by lowering janitorial budgets.
